Heritage Impact Statements

Heritage Impact Statements

Gosia Gabrys Architect prepares Heritage Impact Statements (HIS) to support planning applications for sites affected by a Heritage Overlay or included on the Victorian Heritage Register. Each report provides a clear assessment of heritage significance and a policy-based justification for proposed works.

What we do

  • review of the Statement of Significance and planning controls

  • analysis of existing buildings and contributory fabric

  • assessment of proposed works and heritage impacts

  • clear justification aligned with planning policy

  • response to council heritage advisor comments

How we work

We work closely with clients, architects and planners to address heritage considerations early, supporting well-resolved design outcomes and a smoother planning process.

Heritage Impact Statements are required for most planning applications affecting heritage places across Melbourne and Victoria.

When is a Heritage Impact Statement required?

A Heritage Impact Statement is typically required where:

  • a site is affected by a Heritage Overlay (Clause 43.01)

  • external alterations or additions are proposed

  • demolition or partial demolition is involved

  • a planning permit is required for works to a heritage place.

Relevant projects include:
